How can I place an order?
You can register online. Alternatively, you can download a .pdf-request. This you can fill in and send us via FAX or regular mail. Please give as detailed information as possible in your request form: Name telephone and fax number as well as e-mail addresses, the required period of time (from – until) and the desired maximum rent.
Attention: Without naming the employer, your personal data and a direct-debit mandate or credit card we will not be able to process your order.
Companies can inform themselves about the course of the order placement via phone or e-mail.
We will definitely treat your data confidential and of course will not hand them over to any third party. If you do not receive a response within 24 hours, we might not have received your order. In this case, please contact us.
Making use of our activity means placing an order and accepting our Terms of Business.
When do costs arise for me?
For our procurement services we only charge a fee in case of success. The amount depends on the rent and period of tenancy.
Concerning the progressive rates of commission, please refer to our Terms of Business.
The rates are given in percent of the monthly rent. To this, the valid VAT has to be added.

Questions On The Rent
How does the rent come about?
Apart from existing regulations, the rents on the housing market are determined by supply and demand. If the demand rises, the prices rise and vice versa. The amount of demand is – apart from the economic situation – mainly determined by the following factors:
* Location-situation:
Big cities, but also exhibition centres and university cities as well as cities with an economic locational advantage sometimes have a clearly higher rent level than other cities.
* Local situation:
Preferred sought-after locations (central, convenient as far as public transport goes, pleasantly situated, good infrastructure) are more expensive than less sought-after ones.
* Extent and quality of the furnishings:
This includes state, visual effect, functionality.
* Quality of the estate:
State of the building inside and out, state and equipment of the flat (sanitary facilities, heating, balcony, etc.).
In order to rightly evaluate the correct price-performance ratio of a certain object from all these factors, the market has to be observed continuously. Our highly-experienced staff will be happy to advise you.
Basic rent or rent including heating? Or better: net rent or all-inclusive rent?
The rent of the most objects being offered include all extra costs (all-inclusive rent). For the following reasons, this is to your advantage:
* simple and quick comparability of the various offers.
* good overview of the costs during the period of tenancy
* faster return of the deposit at the end of the tenancy agreement, as the extra costs have not to be settled.
Additional Costs
The power consumption being quickly and easily to be determined, some landlords deduct it depending on the consumption. Other extra costs that are usually not included in the rent are costs for telephone, cleaning, ironing and laundry service, usage of the washing machine, car park or garage, in some cases fees for radio and cable TV. In our offer descriptions, you will find notes concerning these additional or optionally arising costs.

Questions On The Tenancy Agreement
Conclusion of the tenancy agreement
Every tenancy is based upon a tenancy agreement that regulates the rights and liabilities between tenant and landlord. It can be closed either in writing, verbally or implicitly (e.g. by handing over the key). If no written agreement is made, the tenancy is based on statutory provisions. However, we recommend a written tenancy agreement; drawing it up is part of our procurement activity. For this, we use our forms that were checked by lawyers and that we prepare individually and ready to be signed.
Period of tenancy and notice
Most tenancy agreements are closed for full calendar months. Other periods can be agreed upon.
Concerning tenancies "for a certain period of time", the period, beginning and end, is determined and binding. Beyond the end of the tenancy period, an adaptation of the period can be made, if necessary and as agreed with the landlord.

Questions On The Deposit
Which amount is the deposit?
As a rule, the deposit concerning the living quarters we procure amounts to two all-inclusive rents (month's rent incl. extra costs); for shorter tenancies (one to two months) it usually amounts to only one month's rent. Three months' rents maximum are legally permissible.
How can I pay the deposit?
You as well as the landlords are probably interested in a simple and quick settlement, the tenancy being intended for a limited period of time and the moving into the flat possibly being done on a short-term basis. Usually, the payment is made directly on the account of the landlord. Concerning tenancy periods from one year on, the deposit is generally put down in form of a savings book or via a bank guarantee. In order to avoid misunderstandings, please arrange the way of paying the deposit with your future landlord in time.
When will the deposit be repaid?
As a rule, the deposit will be repaid within two weeks by transferring it to a bank account you have indicated. The repayment of the deposit can be delayed, when damages have to be settled or demands are to be paid. The landlord is under legal obligation to repay the deposit after six months at the latest. We greatly stress that the landlord refunds the deposit quickly and correctly.
Interest rate for the deposit?
You receive the regular interest that banks grant, if a savings book is opened for the deposit. Shorter periods of tenancy usually do not lead to a payment of interest, because in this case, the effort is not worth the benefit.

Questions On The Liability
Damages to and in the flat
The tenant will be held responsible for damages he caused to the flat resp. to its furnishings and equipment. If the landlord removes the damage or replaces inventory, he may charge the arising costs. Should the occasion arise, a settlement with the deposit will be done. If an inventory has been given out together with the tenancy agreement during handing over the flat, it will be checked for completeness upon moving out.
Damages outside the flat
If you cause damages towards any third party, e.g. to neighbouring flats, you will be hold responsible (e.g. fire or water damages to estates, furniture and/or persons). This is not often the case. However, we always recommend to take out a third party insurance.
Possible sources of danger
* You should be in the flat when the washing machine or dishwasher as well as other electrical appliances are running.
* Heat sources such as hotplates, electrical heaters etc. as well as burning candles, tobacco products and spotlights can cause fire damages. Therefore, you must be particularly careful.
* Water damages
Water damages due to rain water can be avoided when you close the windows upon leaving the flat. Regular airing avoids mouldiness in the flat.
Questions On Renovation
Do I have to renovate the furnished flat?
As a rule, the landlord undertakes the rotational improvements of the flat in case of renting out furnished and short-term tenancy periods. The tenant bears the costs for renovation only in case of excessive wear or damages.
However, these renovation works do not include the final cleaning of the flat that is due upon moving out and for which you are responsible (see the following paragraph).

Questions On The Final Cleaning
Upon moving out the living quarters have to be returned in an impeccable state. You can infer from our offers whether a final cleaning is part of the tenancy agreement and who is responsible for it.
Apart from the surface cleaning, a final cleaning includes among others: Windows and frames, doors and frames, the in- and outside of cupboards, cleaning the tiles, washing or cleaning the curtains, washing bed linen, towels and, should the occasion arise, small carpets or rugs, cleaning upholstery.
It is recommendable to always pay attention to cleaning instructions or to commission a specialist. If you defrost the refrigerator, switch off the device and then keep the door open in order to avoid mouldering.
Carpets
Should stains have been made during the tenancy period, a machine cleaning is necessary. A do-it-yourself procedure can possible cause more harm than being effective. You should not use so-called stain removers. Appropriate carpet cleaning companies can be found in the yellow pages.
Parquet floors
These floors may only be cleaned with a special cleaning agent for parquet floors. In particular, you have to determine whether it is a parquet floor made of real wood or just a laminate floor.

Questions On The Telephone And Internet Connection
If a telephone or internet connection being offered in the object is not activated, you can register it yourself.
Registering the telephone
If you know the telephone number of your predecessor in the flat, the clearing is done easier and faster. Otherwise you should allow for a delay of two to seven working days. As a rule, a one-off fee will be charged for the clearing.
Analogue, ISDN or DSL
The connection you need depends on your requirements. The individual telephone vendors will answer questions on connection charges, basic charges and tariffs.
